Mortgage Rates Hit 7 Percent: What It Means for Your Boston Home Sale

Mortgage rates just crossed 7 percent again. Freddie Mac's weekly survey put the 30-year fixed rate at 7.03 percent on September 24, up from 6.95 percent the week before and 6.30 percent a year ago. If you're thinking about selling your Boston home this fall, here's what that number means for you.

What 7 percent does to a buyer's budget

Buyers don't shop by price. They shop by monthly payment. Take an $800,000 home with 20 percent down. At last year's 6.30 percent, principal and interest came to about $3,961 a month. At 7.03 percent, it's about $4,271. That's roughly $310 more every month for the same house.

Flip it around and the picture gets sharper. A buyer capped at that $3,961 payment can now borrow about $46,000 less than a year ago. Some will stretch. Some will drop to a lower price point. Some will wait.

What it means for your sale

Higher rates don't stop the market. They change it. Here's what I'm watching in Jamaica Plain, Roslindale, Hyde Park, Dorchester, and Roxbury this fall.

Pricing matters more than ever. Buyers run the numbers before they book a showing. A home priced right from day one gets attention. A home priced for last spring sits.

Condition wins. When the monthly payment already stretches the budget, buyers have less cash left for repairs. Move-in ready homes stand out.

Motivated buyers are still shopping. The buyers out there now tend to be the ones who need to move: a new job, a growing family, a lease ending. They're doing their homework, and they're ready to act on the right home.

Concessions are a tool. A seller credit toward a rate buydown can lower a buyer's payment more than a small price cut. It's worth talking through before you list.

Should you wait for rates to drop?

Nobody can promise where rates go next. Freddie Mac notes that the housing market is still supported by a solid job market and a growing economy. If rates fall, more buyers come back, but so do more sellers, and you'll be competing with them. If your next move is already on the calendar, the right plan beats perfect timing.

Seven percent is a national headline. Your sale is a local story. What matters is how your home, your street, and your price compare to what buyers in your neighborhood are seeing right now.
